Planning Consultancy
DAPD can assist you with any of your planning matters, ranging from simple residential to more complex commercial & industrial development. We can provide planning advice and guidance on your development proposals, including liaising with the Council, engaging relevant professionals (such as engineers, arborists and environmental assessors etc.), and preparing planning reports for your development applications. We also assist in identifying solutions for working around regulated & significant trees, and sites with steep topography.

Management of Development Applications
DAPD offers the management of Development Application files. We can lodge applications on your behalf, and manage the process from the submission stage until full Development Approval is obtained. During this process, DAPD liaises with relevant authorities for both the Planning & Building Rules Consents.
Council Assessment Panel (CAP)
Often, Development Applications need to be publicly notified. A planning report in support of your application can assist the relevant stakeholders understand how your development performs against the relevant planning provisions. This can result in quicker processing times and negate applications being considered by the CAP. Our services also include preparation of responses to representations and, writing representations on your behalf if you are concerned that certain proposals may have a negative impact on you or your local area.

Drafting Services
DAPD provides in house drafting services for any types of developments, involving residential, commercial and industrial projects, for new builds or additions & alterations. We can transfer your idea into a workable project, or DAPD can offer design solutions tailored to your needs. We offer the preparation of concept plans, including more detailed drawings for Planning and Building Consent stages. The planning sets include but are not limited to site plans, floor plans, elevations, roof plans, and on site car parking layouts.
Land Divisions
Whether you are planning to undertake Torrens or Community Title land division, DAPD can assist you in determining the maximum number of allotments that can be accommodated on a particular site. Our services assist in identifying the optimal location for driveway crossovers, and site affectations, such as the presence of regulated & significant trees, easements & encumbrances etc. Identifying the above at an early design stage avoids lengthy processes of working through Requests for Further Information and gives you the best chance of being successful with you land division application.
3D Modelling & Shadow Analysis
As part of our drafting services, we can provide 3D renders of your project, which can often give you, or the assessing authority a better appreciation on the real life appearance of your proposal. Streetscape elevations can also be provided, which illustrate how your development fits within the existing streetscape.
In events where it needs to be determined the extent of shadow cast by your development upon adjoining properties, DAPD can prepare shadow diagrams, including 2D aerial perspective, or 3D diagrams.
